The Intelligence Behind the Stash
How a mortgage industry insider and Scottsdale Realtor built the home equity resource she wished existed.
Why I Built This
For over a decade I was at the center of the mortgage conversation.
As a former Editorial and Content Director at The Mortgage Reports, one of the country’s most-read mortgage publications, I directed the content strategy and published hundreds of articles on home equity, HELOC, HEI, and mortgage products. I know how lenders think, how financial products are structured, and how most financial content is written more for search engines than for the homeowner sitting at the kitchen table trying to make a real decision.
Around 2022 something shifted. Homeowners across Scottsdale, Phoenix, and the broader Sunbelt had seen their equity explode. Sixty, seventy, eighty percent appreciation in some cases. But the rate environment had changed entirely. Refinancing to access that equity meant giving up a 2.75% or 3% mortgage rate they would never see again.
The math was brutal. A Scottsdale homeowner wanting to access $100,000 could pay $80,000 to $130,000 more in interest over ten years by doing a cash-out refinance instead of a HELOC or HEI. Most homeowners did not know that. Most content sites were not telling them.
I built EquitySquirrel to tell them.
Why My Background Makes This Different
Most home equity sites are built by content agencies that have never attended an Arizona closing, pulled an ARMLS report, or sat across from a homeowner weighing whether to tap their equity.
I have, from two different angles.
Mortgage Editorial Director
I spent years editing and publishing research on HELOC qualification requirements, HEI company terms, cash-out refinance guidelines, and every product in between. I know this space from the inside, including what lenders do not advertise and what comparison sites gloss over. Hundreds of published bylined articles on these exact topics are the foundation this site is built on.
Licensed Arizona Realtor with eXp Realty
I work in the market I write about. As a licensed Arizona Real Estate Agent with eXp Realty, I have direct access to ARMLS data, which feeds our monthly Arizona Home Equity Rates. I know which Scottsdale neighborhoods have appreciated most, which renovations actually pencil out in the East Valley, and what homeowners are genuinely worried about when they sit down to talk about their equity options.
That combination, editorial depth plus firsthand local market access, is what separates EquitySquirrel from national comparison sites that apply generic advice to Arizona homeowners as an afterthought.
Meet Scout
You might wonder why a home equity site has a squirrel for a mascot.
A squirrel does not stumble into abundance. It spends years making deliberate consistent decisions, storing carefully, protecting what it has built, and knowing instinctively when the right moment arrives to use those reserves.
That is exactly what EquitySquirrel’s audience has done. They bought when others were renting. They made payments through rate cycles and market uncertainty. They watched their equity grow through discipline, not luck.
Scout is the guide that honors that discipline. Clever enough to know the difference between a HELOC and an HEI, and honest enough to tell you when neither one is right for your situation. Always on your side rather than a lender’s..
What EquitySquirrel Is And Isn’t
We are an independent home equity education platform. Our goal is to give you the clearest, most honest information available so you can make a six-figure decision with confidence.
We are not a lender. We do not sell financial products. We do not take commissions on transactions. Our loyalty is to your bottom line.
Every piece of content on EquitySquirrel contains Arizona-specific data, firsthand local expertise, and real math rather than national averages dressed up as local advice.
A Note On Transparency
EquitySquirrel generates revenue by connecting homeowners who are ready to act with qualified lenders and equity companies. We are transparent about this because you deserve to know how the sites you trust make their money.
This model only works if our content is genuinely helpful. Homeowners who feel misled do not become leads. Our business incentive and your informational need are aligned. That is how it should be.
For our lending and equity partners: every lead generated through EquitySquirrel comes from a homeowner who has read detailed honest content about your product category. These are educated, high-intent homeowners who understand what they are considering. That is the quality difference between a content site built on expertise and one built on volume.
